City of Xenia to take possession of Ramada Inn site in November
The City of Xenia is taking new steps that will change the landscape of downtown and the Xenia Towne Square redevelopment project.
On November 1, 2022, the City will take full possession of the site of the Ramada Inn from AK Group Hotels, Inc. The company currently has a land lease for the site that was not properly renewed in 2017. Since that time, AK Group Hotels, Inc. has been operating the Ramada Inn under a month-to-month lease. However, due to a history of fire code violations and property maintenance issues at the site, as wells as land lease and tax payment delinquencies, Xenia City Council decided to terminate the lease and notified AK Group Hotels, Inc. in December 2021 that the month-to-month lease would be terminated as of July 1, 2022.
On July 29, 2022, the City was forced to begin eviction proceedings through the Xenia Municipal Court. As part of those proceedings, the City and AK Group Hotels, Inc. came to an
agreement that will allow the Ramada Inn to occupy the site and maintain operations until October 31, 2022, in order to liquidate the business. The agreement was submitted to the Xenia Municipal Court, and on September 8, 2022, the Agreed Entry was signed by the Xenia Municipal Court Judge.
While no definite plans are ready to announce at this time, the City is working with Dillin Property Group to incorporate the space into the ongoing Towne Square redevelopment project.
